Course Description
In this course, financial markets in general, financial markets and real estate market relations, basic characteristics of real estate markets, basic concepts of real estate financing, mortgage loans and mortgage-backed securities, mortgage loans and mortgage-backed securities markets, mortgage banking and specialized housing finance institutions and general principles of real estate valuation will be discussed both theoretically and practically.

Course Objectives
The aim of this course is to enable students to understand the relationship between financial markets and the real estate market and to learn the basic concepts of real estate financing. In this context, financing instruments such as mortgage loans and securitization, institutions such as mortgage banking and investment partnerships, housing policies and public interventions are discussed theoretically and practically. In addition, a holistic perspective on the market is provided through applications in Turkey and real estate valuation principles.
Course Outcomes
1. Analyze the relationship between financial markets and the real estate market.
2. Explain the basic building blocks and resources of real estate financing systems.
3. Compare housing policies implemented in developed and developing countries.
4. Evaluate the role of public intervention in the real estate market.
5. Recognize mortgage loan types and markets and explain the operating mechanism of these loans.
6. Understand second-hand mortgage markets and securitization processes.
7. Define real estate financing practices in Turkey.
8. Explain the functions and structure of real estate investment partnerships.
9. Apply the basic principles of real estate valuation processes.
10. Participate in teamwork and develop presentation skills.
